Interior Design Consultation
In the initial consultation, LDB Design Solutions will discuss with the client the scope and budget of the project. Depending on location and client preference, the initial consultation can be conducted via a video call or in an in-person meeting. If the client decides to move forward, a proposal is prepared. Once the proposal is approved, mood boards are prepared for the project and sent to the client for review and approval. After approval, a bid packet is prepared with all the selections and project scope. LDB Design Solutions will distribute the bid packet via email to the general contractors of the client’s choosing. When bids are received back, LDB Design Solutions will review the bids with the client to provide guidance while the client makes their final decision on the general contractor. LDB Design Solutions will coordinate and work with the client’s contractor during the build process.
Kitchen and Bathroom Design
LDB Design Solutions will work with clients to create kitchens and bathrooms that function well and are aesthetically pleasing. The general scope of a kitchen or bathroom design project includes guidance on cabinetry selections and layouts, paint colors, tile selections and layouts, appliances, lighting, and cabinetry hardware. A PDF plan set of the cabinetry layouts and elevations will be prepared and provided to the client. LDB Design Solutions will work with the clients to obtain pricing from cabinetry companies and the general contractor for the kitchen and bathroom design. The scope can be adjusted per the client’s request and needs.
Custom Home Selections Management
LDB Design Solutions will work with the client and their general contractor to coordinate all necessary design selections for the entire build process. The general contractor’s construction schedule is used to divide all the necessary selections into three sections so the client isn’t overwhelmed by decisions all at once. This strategy helps the process be more enjoyable for the client while still making sure that all design decisions are made in a timely manner, so the construction schedule is maintained. Spreadsheets for each design phase will be sent to the general contractor after the client has approved the selections in writing. The spreadsheets with contain the model numbers and photos of each selection so that the general contractor can easily purchase the correct items. This service is especially helpful when working with smaller custom and semi-custom home builders that don’t have their own interior design team. LDB Design Solutions is available to work directly with the client or to act as a contact employee for the general contractor in this scenario.
Architectural Design Drafting and Consulting
LDB Design Solutions will develop floor plans and elevations for a client's renovation or custom home. The benefit of using the drafting and consulting service is that it can save clients money during the initial design phase while they are still exploring possibilities and honing their design vision for the project. Once a client has finalized their vision, the plans can be turned over to the licensed architect or structural engineer for preparation of the drawings necessary to obtain permits. The client will be provided a PDF set of the floor plans and elevations developed during the consulting phase. LDB Design Solutions will provide the plan set in an AutoCAD LT file to the licensed architect or structural engineer specified by the client.
